This process is exciting, fun, and full of emotions. I want to shoulder the load right with you. Answer all your questions and guide you to the home that fits your needs.
I want you to know you will never feel pressured. You will feel supported, valued, and educated along the way. I will be your advocate and your negotiator. Let me give you an idea of what to expect.
First things first, when you are thinking it is time, I will refer you to a lender I know and trust. This is always first step. The absolute worst is to go out shopping for homes and then find out the program that suits your needs best doesn't work with that home (heartbreak city!!). The lender will talk to you about all the programs available and what you qualify for. Then you decide what price point you feel comfortable with.

Now the FUN begins. You tell me what matters to you. Give me an idea of what our must have items are; bedrooms, bathrooms, in the city, in the county, etc. Also, I want to know what you love and what you hate. Do you love carpet or love wood floors? Need room for the dog to run or hate to mow. I will set up a search for you online and each morning you will get updates of all the homes that have hit the market that suit your criteria. When a home comes up that you want to see, we set up a day and time and off we go.
We find the one. We’ll discuss the offer you want to make. We’ll discuss the need for and the process of the home inspection. A home inspection is your right to get as a buyer and usually you have about 10-14 days to do it. That is your cost and is generally about $350-$450. We also discuss EMD (Earnest Money deposit), this is a deposit you make to show good faith that you intend to purchase this home. Then I will go to work writing up your offer, many times including a photo of your family and a little letter explaining why you wish to make their home yours. I find this touch makes a difference, after all buying and selling homes are emotional on both sides.
Let’s say your offer is ACCEPTED, or what we call Ratified. I will need the EMD within 2 days. You will schedule your home inspection and get with your lender as they will need to gather documents from you to prepare the loan. The lender will order an appraisal of the property (usually around $350-$450) and soon after, if the value comes back ok, we are scheduled to close. There is a lot of work that goes on behind the scenes between me, the Home inspector, you, the lender, and closing company. However, I am there as your advocate, your lifeline, the whole way.
The day of closing comes, we do a quick walkthrough of your new home and then head to the table! You sign until your hand cramps (just kidding) and I hand you a shiny set of new keys!Our relationship doesn't end there as I intend to do such an amazing job that you will love to refer me to all your friends and family when they are looking to buy or sell. And one fine day when you decide your needs have changed, I will be right there ready to start this journey with you again.​

Thats what I call the sweet spot...and this is how I find it. I will come and take a tour of your home, I will make suggestions for ways to maximize your space, and make your home shine. Sometimes this can be a simple coat of paint, other times a new laminate floor, or maybe just some organization. I will keep your goals in mind all the while.
After seeing your home and suggesting ways to make it sparkle for the market, I head back to the drawing board. I will pour over the current comps and come up with that sweet spot number.
When we have the listing paperwork completed (its painless I promise) I will schedule my favorite professional photographer to capture images that will best sell your home to the public. 90% of buyers start their search online so professional photographs are imperative! I will include some of his work below. He tells a story of the home with the photographs, and does some surprise touches that you will have to wait and see.

Always seek your tax professional’s advice or financial advisor before deciding if this makes sense for you and your family. I have an eye for potential. Being able to quickly tell you what a place would rent or sell for, after it has been fixed up is difficult unless you have an eye for the finished product.
